Ventures
Ideas being developed into enterprises.
Stone Madison originates, develops, repositions and participates in ventures where we see an opportunity to create meaningful commercial value.
Some begin with an idea. Others with a property, a product, an overlooked market or an existing business that could become something different.
Our role is to determine what the opportunity should become, build the commercial proposition and assemble the people and resources required to move it forward.
Current Ventures
Different industries. Different business models. The same development process.
Opportunity → Concept → Position → Partners → Market
EverSafe Homes
Resilient Housing + Community Development
EverSafe Homes explores a better approach to residential development through advanced building systems, resilient construction, energy efficiency and thoughtfully planned communities.
The opportunity extends beyond building individual homes.
EverSafe brings together building technology, manufacturers, developers, land, design and capital around a housing platform built for the conditions of the future.
Development • Building Technology • Manufacturer Partnerships • Communities
Current Focus
Development opportunities • Building-system partnerships • Community development • Strategic capital
OTTO
Everyday Infrastructure, Reconsidered.
Laundry. Vehicle care. Charging. Cleaning. Services people repeatedly need, but rarely enjoy using.
OTTO explores what happens when these ordinary functions are reconsidered as a single amenity platform.
The concept combines essential services with comfortable environments where customers can work, relax or take care of other needs while the machines do the work.
The model can stand alone or become an amenity component for multifamily communities, extended-stay properties, mixed-use developments and other high-frequency environments.
Concept Development • Membership • Amenities • Real Estate
Current Focus
Development partners • Operating partners • Equipment systems • Real estate • Prototype locations
Buckhead Outdoor
Outdoor Living as Architecture.
Outdoor environments increasingly function as another room of the property.
Buckhead Outdoor is being developed as an Atlanta platform for specifying and delivering the elements that make those environments work together.
Furniture. Architectural shade. Heating. Pools. Hardscape. Lighting. Accessories.
Rather than building another outdoor furniture store, the concept is centered on creating the complete outdoor environment for residences, hospitality, multifamily and commercial properties.
Furniture • Shade • Heat • Pool • Hardscape • Outdoor Living
Current Focus
Premium manufacturers • Showroom participation • Designer specification • Residential and hospitality projects
Market Development
Connecting Products With Markets
Some opportunities don’t require creating another company.
They require creating a market.
Stone Madison works with manufacturers and emerging brands seeking stronger access to Atlanta, Georgia and the Southeast.
We evaluate the product, competitive position, customer, distribution channels and market opportunity before determining the right path.
That may involve representation, dealer development, specification, showroom placement, distribution or strategic introductions.
Representation • Dealer Development • Distribution • Specification • Showroom Strategy • Market Entry
The objective isn’t to accumulate product lines.
It is to create a viable path between a good product and the people who should be buying it.
Opportunities in Development
We develop before we build.
Not every opportunity Stone Madison examines becomes a venture.
That’s intentional.
We continually evaluate properties, products, technologies, manufacturers and business concepts where there may be unrealized commercial value.
An opportunity may begin with a simple question:
What could this become?
From there, we examine the market.
Who is the customer?
What problem are we solving?
What makes the proposition different?
Who should operate it?
What partners are required?
What does the business model look like?
And most importantly:
Does the opportunity justify the resources required to pursue it?
Only then does an idea become a venture.
How Stone Madison Participates
Stone Madison does not need to own or operate everything it develops.
Our participation depends on where we can create value.
We may originate a concept, reposition an existing opportunity, develop the commercial strategy, create the brand, identify manufacturers, assemble operating partners, structure market entry or connect development and capital relationships.
Participation may ultimately take the form of:
Development • Representation • Licensing • Joint Venture • Equity Participation • Strategic Advisory
The structure changes.
The principle does not.
Create Value Before Creating Overhead.
Have an Opportunity?
You may have a property without the right concept.
A manufacturer without the right market.
A business that has stopped working.
A product without distribution.
An asset that could be repositioned.
Or an idea that keeps making you wonder:
Why doesn’t this exist?
Bring us the opportunity.
We’ll start by determining what it could become, what would have to be true for it to work and whether there is a venture worth building.
